Good Grass Starts With the Grade

Fine grading and topsoil work is what turns a rough lot in Greenville into ground that can grow a lawn. Most yards we see before seeding are either fresh from a builder's rough grade or torn up by trenching, a septic replacement or a drainage fix. The surface is lumpy, packed and often more red clay than soil. Before any hydroseed goes down, that ground needs to slope the right way, be loose enough for roots, and have enough topsoil on top to hold water and nutrients.

Grading for drainage

With close to 50 inches of rain a year in Greenville, a yard that drains toward the house will tell you so quickly: wet crawlspaces, puddles by the slab, and soil washed off the beds. Yard grading sets a positive slope away from the foundation, smooths out low spots that hold water, and shapes swales that carry runoff toward the street or a drain instead of across a neighbor's yard. On larger properties, land grading may mean cutting high spots and filling low ones before final shaping. When surface grading alone will not solve a drainage problem, the same crew digs and trenches for French drains, buried downspout lines and pipe to daylight.

Breaking up clay

Cecil-type clay, common across the Piedmont, has little ability to recover from compaction. Once trucks, a skid steer or years of foot traffic have pressed it down, it stays that way. Clemson Extension's lawn guidance says a compacted layer left after rough grading must be broken up, using a harrow on light compaction and a tiller on heavier sites. We rip or till the surface, rake out rock, roots and construction debris, and leave a loose seedbed.

Topsoil, and how much

Where the clay is bare, a new lawn roots slowly. Clemson suggests adding up to 3 inches of topsoil on clayey or eroded ground and tilling in about an inch of organic matter, and it warns against mixing sand into clay, which can make it firmer. We bring in screened topsoil, spread it to a consistent depth, blend the bottom of it into the clay so the two layers do not separate, and fine grade the surface smooth. Lime and starter fertilizer go into the top few inches at this stage, based on a soil test when there is one.

Fine Grading & Topsoil Questions

How deep should topsoil go over Upstate red clay before seeding?

On bare clay, Clemson Extension suggests up to 3 inches. Yards that still have some topsoil may need less.

Can you fix a yard that drains toward my house?

Usually by regrading the surface away from the foundation. If that is not enough, we can add a French drain or pipe the downspouts.

Do you haul away extra dirt?

We can, and we will list hauling separately on the estimate when it is needed.

Should I seed right after grading?

Yes, as soon as possible. Freshly graded clay is at its most vulnerable to washing in the first storms.
