Pelzer's Riverside Ground
Pelzer was laid out in the 1800s as a mill town on the Saluda River, with four mills powered by two dams on the river. Hydroseeding in Pelzer today often involves the land those mills left behind. The upper mill was demolished in 2004, and the lower mill burned in 2012 and 2014. The Pelzer Heritage Commission bought both sites in 2013.
Reclaiming mill land
Large former industrial sites take careful prep before grass will grow. We clear surface debris, break up compacted areas and bring in topsoil where the native soil is gone. A full perimeter of silt fence goes in before any grading, because a bare site this close to a river cannot be allowed to shed sediment straight into it.
Saluda River banks
The Saluda runs right along the town. River slopes are hard on new grass: they are steep, they take runoff from above and they may flood at the bottom. We use erosion control blankets or turf reinforcement on the lower banks and hydromulch on the gentler ground above.
A town that grew on paper
In 2015 residents voted to bring a large amount of additional property into town limits, and the 2020 census counted 1,344 residents. Some of that land is undeveloped, which means future lots that will need grading, silt fence and new lawns.
Anderson County rules
Pelzer is in Anderson County, where the county stormwater process applies at one acre or more of land disturbance. Smaller residential jobs still need good sediment control, even if no big permit is involved.
Small yards too
In the older mill houses, we handle smaller jobs: patching thin lawns, regrading a yard that drains toward the house and overseeding in the fall.
