Cover for Ground That Is Still Under Construction
Builder and commercial hydroseeding is the part of our work that runs on someone else's schedule. Greenville County had 525,534 residents at the 2020 census, the most of any county in the state, and the Greenville metro is the largest in South Carolina. All that growth leaves raw ground behind: subdivision phases in Simpsonville and Five Forks, warehouse pads along I-85, retail sites, road widenings and detention ponds. We hydroseed those areas for builders, site contractors, developers and property managers, from a single spec house to many acres at a time.
Why large sites get hydroseeded
Across a big area, hydroseeding is fast. One truck can seed a large stretch of ground in a single day, and hoses reach behind houses, around ponds and down banks where a spreader and a straw blower cannot go easily. The slurry carries seed, fertilizer and mulch in one pass, the tackifier glues the surface together, and the color shows the inspector and the foreman where coverage is complete. On a 50-inch-rain site in the Upstate, getting cover on quickly matters more than almost anything else, because the longer red clay sits bare the more of it ends up in the silt fence or past it.
Temporary and permanent seeding
Not every seeding is meant to become a lawn. Grading that will sit for months often gets a temporary cover crop with mulch to hold the surface until final work. Final stabilization calls for permanent grasses suited to the season: warm-season mixes in late spring, cool-season mixes in the fall. Many commercial specs combine both, with a quick nurse crop in the blend to give early cover while the permanent grass establishes. Tell us what your plans or SWPPP call for and we will match the mix and mulch rate to it.
Ponds, shoulders and long slopes
Detention ponds, swales and road shoulders take more than a standard seeding. Water runs over them, not just onto them. We increase the hydromulch rate, use a bonded fiber matrix on steep or long faces, and pin erosion control blankets in channels and on pond banks where flowing water would strip a sprayed surface. For sites that need it, we also set and maintain silt fence and inlet protection, so one company handles the seed and the sediment control.
Working with the schedule
Builders usually call when a lot is ready for final grade or when an inspection date is near. We can work phase by phase as houses finish, seed common areas and pond banks in one push, or come back to touch up areas that washed or got driven over. Hydroseeding contractors who show up when they say they will are worth more on a construction site than a slightly lower price, and we plan our calendar around that.

Builder & Commercial Hydroseeding Questions
Do you work as a subcontractor for site contractors?
Yes. Much of our commercial work is seeding and erosion control for builders and grading contractors.
Can you seed in winter for a closing deadline?
We can spray a temporary cover and mulch to hold the ground, then return in season for permanent grass. Permanent warm-season grass will not establish in cold soil.
How do you price large jobs?
Usually per acre or per area, based on the spec, mulch rate, slope and access. The written estimate lists each item.
Do you bring your own water?
We carry water in the truck and refill from a hydrant or site source where allowed. Tell us what water is available on site.
