Lyman's Two Kinds of Lawns
Lyman grew 90.3% between 2010 and 2020, from 3,243 people to 6,173, and hydroseeding in Lyman now splits between two very different jobs: century-old yards in the former mill village and bare new lots in subdivisions that did not exist a few years ago.
The mill village
In 1923 the Groce family sold more than 700 acres to Pacific Mills, and by 1927 the company had built 375 homes for its workers, laid water mains and sewer lines and set aside Ridge Road for larger executive houses. Those yards have had the same soil for nearly a hundred years. Many have shade from mature trees, compacted ground and decades of patchwork repairs. Lawn renovation and overseeding usually beat starting from scratch there.
New subdivisions
On the new side of town, lots come with bare graded clay. We fine grade, fix any spots draining toward the house, add topsoil where needed and hydroseed. Spartanburg County's small-lot grading permit expects controls like silt fence and a construction entrance during building, and grass is what lets those come out at the end.
Water on the town's edge
The Middle Tyger River forms part of the line between Lyman and Duncan. Lots that drain toward the river need perimeter control before grading starts and quick cover after.
Mill closures, new uses
The last mill in Lyman closed by 2005. When former industrial land gets reused, we test the ground, since old pads and fill rarely grow grass without topsoil.

Lyman Questions
My mill-village yard is old and patchy. Renovate or redo?
Usually renovate: aerate, lime if needed, topsoil the bare spots and hydroseed over the whole yard.
Can you seed a new subdivision lot the builder just graded?
Yes. We check the grade first and correct anything draining toward the house.
Do you install silt fence for small builders in Lyman?
Yes, along with sediment tubes and inlet protection.
What about lots near the Middle Tyger?
We install perimeter control before grading and get seed down as soon as each area is finished.
